StadtLandHaus is Hive Capital’s first investment strategy – a purpose-built Single-Family Rental platform in Germany. We acquire energy-efficient new-build homes through forward commitments in resilient commuter markets around Tier-1/Tier-2 cities and leading university locations, where structural undersupply and affordability constraints support long-term rental demand.

Abigail Shapiro​

Co-Founder & Managing Partner of Hive Capital​
Abby has 20+ years of experience in real estate private equity and institutional investment management across the US, UK, and Europe, having led £5.0+ billion of investment transactions.​
Abby spent 14 years at Oxford Properties (OMERS’ real estate arm), rising to Senior Managing Director with responsibility for Office, Residential, Retail, and Life Sciences strategies across Europe, overseeing ~C$10billion of AUM. Her responsibilities included investment strategy, capital deployment, new market entry, platform formation, and management of institutional partnerships.​
Abby led Oxford’s expansion into France and Germany, including the acquisition and transformation of the 1.2mSF Sony Center in Berlin. She held senior responsibility for Get Living (UK build-to-rent platform with 3,000+ units) and Sigma (UK SFR provider).​
Abby holds a BA from American University and an MSc in Real Estate Economics and Finance from the London School of Economics.

David Germer ​

David has 16+ years of European real estate private equity experience with involvement in €3.5B+ of transactions across commercial and residential value-add strategies.​
David led Apeiron Investment Group’s real estate investment department, overseeing pan-European investment strategy.​
David began his career in 2009 at Morgan Stanley Real Estate Funds (MSREF) in Frankfurt. He spent eight years at HighBrook Investors as the firm’s first European employee, establishing and scaling the European private equity platform. During this period, he led opportunistic investments across residential, single-family rental (SFR), and multi-family, logistics, and office assets, built local joint ventures, and created vertically integrated asset management platforms.
David holds a Bachelor of Science in General Management (Real Estate Finance) from European Business School (EBS), Oestrich-Winkel in Germany.

Frederic Feldmann​

Frederic has 15+ years of real estate investment experience across European markets with involvement in €1.5bn+ of transactions and ~€6bn of valuations.
Co-Founder and Shareholder of ÜBERLAND Camping, a leading outdoor hospitality platform with 5,000+ pitches and ~100 employees across Germany. Successfully scaled the platform before transitioning to focus on new platform development.​
Previously served as Head of Origination at Coros, leading the European investment team across gateway cities (London, Paris, Madrid, Berlin, Munich). Prior to Coros, Frederic held senior roles at Avison Young and Catella, advising institutional capital across multiple asset classes and jurisdictions.​
Frederic holds a BSc in Real Estate Economics from BerlinSchool of Economics and Law, an MSc in Real Estate Management from TU Berlin, and an MBA from Steinbeis School of Management and Innovation (including residencies at Bocconi, NYU, and WU Vienna).
